Diamond In The Rough- Summer 2022
Brentwood, 90049


Overgrown weeds left this 1954 gem to rot in prime Polo Fields pocket of Brentwood. With an eye for the neglected, Nick Hadim Group has reimagined this forgotten estate featuring a brand new state of the art modern farmhouse with 7- bedrooms, and 7.5- bathrooms, in two stories, an outdoor lounge and barbecue, and a zero edge pool/ spa, this diamond is to re-earn it's place within the Brentwood Polo Fields just steps away from the Riviera Country Club.  


In order to utilize the prime exterior environment, this build will be constructed with 50 feet of Fleetwood folding doors. It's these very projects which keep Nick Hadim Group motivated and continuously re-defining what it means to be a visionary. 


Former Candy Manufacturing - Winter 2022

The giant 40,000 SF two story former Candy Company building is one of our newest findings.  It was built in 1935, and shortly after in 1942 it become the manufacturing plant for Los Angeles's largest Candy Manufacturer, Christopher Candy Company.  


There are so many possibilities and so much we can do with this red brick beauty.  We have completed the design phase to convert this gem into a major hub where creative minds can live, play, work and, create together.  The design mix consists of Twenty Five creative spaces of Work, Live/Work and a specialty Coffee Shop.


The first floor spaces offer exposed wood beam ceiling, large industrial windows, concrete flooring and roll up doors, while the second floor units offer vintage wide plank wood flooring, mezzanine/ loft with private open air roof top decks which overlooks the one of a kind DTLA. All front facing units on both floors have the park view which is conveniently located across the street.


It is located just south of DTLA, one mile east of USC, and Banc of California soccer stadium.


Oh and by the way we are going to name it “Candy Company Lofts”.  Stay tuned!


Los Angeles Historic District - Spring 2022

It's a golden opportunity when you come across a charming building in LA’s most preserved District- Harvard Heights.


The two-story building depicts the area's early 20th Century architecture characterized by fine craftsmen-style woodwork and high ceilings. 


It’s convenient location and charming neighborhood makes it an opportunistic playground. Our plan is to re-imagine this charmer and convert it into five live/work studios. The idea is to preserve the historic aesthetic while creating a ground for creative minds and artists to live/ work & play! 

Old Nick Candy Bar Manufacturing - Fall 2022

Jefferson Blvd., Los Angeles 90018


Old Nick featured a roll of fudge and nuts covered in milk chocolate.  One of the most popular chocolate bars of its time.  Once again we are lucky enough to get our hands on yet another super interesting site.  Two adjacent structures were built in 1924 to become the home for the most famous candy manufacturer of its time. 


We are in the process of converting the two buildings into what we call “Old Nick Lofts."  The idea is to preserve its bones and reimagine the amazing structures into an awesome live/ work atmosphere.  It will be a place where creative minds can live, work, play and create amazing things together.


The structures will consist of thirteen creative live/ work lofts with open to the sky rooftop deck, massive industrial windows, exposed wood beam ceiling, vintage hardwood flooring, a lush outside patio with fruit trees, and gated parking.


It is located half mile west of the USC village with easy access to DTLA and Culver City.

Saki Liquor Building - Winter 2021

Amongst our many exciting projects that are forthcoming is the landmark Saki Liquor Building. The tall one-story structure has over 160' of frontage along West Jefferson Blvd. and is hard to miss while driving up and down the boulevard. The subject has been the home of Saki Liquor for 57 years ( Since April 14, 1960).


We are thinking outside of the box, and are in the process of converting this fantastic structure into what we call "AIR on Jefferson" (AIR is short for Artist-in-residence).  The idea is to develop a compound of live/work studios, which caters to the inspiring and innovative artisans of West Jefferson Artist District. It will be a collective where creative minds can live, work, and play.

The super high ceiling one-story compound will consist of eight creative live/work lofts with massive abundance of natural lighting, exposed wood beam ceilings, concrete flooring, upper lofts with vintage spiral staircases, private balconies, roll up doors, and an outside patio.

Its location is in the heart of Artist District, east of Culver City, West of the USC campus, and is within walking distance to the expo line (DTLA - Santa Monica).  Stay Tuned!

LAUSD - Japanese Language School - Winter 2021

It's always fun to walk around in the yard of a former elementary school and to reimagine it for a purpose so far from its original use.  The Japanese Language School was founded in 1950 and operated in the same location for six decades while serving the community.  It finally closed its doors in the summer of 2017.


We were lucky to get our hands on this special purpose property which we intend to convert into a live/work compound serving the artsy Community of West Jefferson Artist District.

The compound will offer eight Creative Live/Work studios with high ceilings, exposed wood beams, plenty of natural lighting, lush outside patio, and gated parking.


It is located in the Heart of the Artist District and is in walking distance from the Expo line (DTLA - Santa Monica) and the new Crenshaw line to LAX (completion in 2019). The property is in close proximity to Culver City, DTLA, and many other new developments. Stay Tuned!
